How much does FreedHome cost for the landlord?

Publishing is free and for 3 days you try the whole tool. If you're happy, you continue and activate the service: €49, one-time payment per home, VAT included. No subscription, no commitment, no commission.

When do I pay the €49?

At the end of your 3-day free trial, if you want to continue. The trial is one only, starts with your first publication and covers all your listings: during the 3 days you publish, reply, set visits and request the reliability check for free. From then on replying, setting visits, requesting the check and choosing the tenant are part of the service, which you activate with €49, one-time payment per home, no subscription. If you prefer, you can activate it earlier. No card is needed to publish.

What happens after the 3 days?

You decide. The listing stays online and enquiries keep coming in: you can read them. To reply, set visits, request the reliability check and choose the tenant you activate the service: €49, one-time payment per home, after the trial: no subscription, no commitment. If you don't activate, you pay nothing.

What's included in the service?

Premium listing on 30+ portals, enquiries from verified tenants, contract and digital signature, registration with the Agenzia delle Entrate, digital check-in report and automatic rent collection. Plus, if you want, Risk Protection for €29 a month.

Do I have to pay a commission when I find the tenant?

No. The service costs €49, one-time payment per home, and that's it: no subscription, no percentage of the rent, no agency commission.

Can I choose the tenant myself?

Yes. FreedHome verifies and organises the enquiries, but you always choose who to proceed with.

When do I see the tenant's contact details?

Phone and email are never exchanged, not even after the visit: you write to each other in the FreedHome chat and the visit is booked from the platform. When you decide together to go ahead you both see full name and address. It protects you from spam and scams.

What is Risk Protection: arrears and legal?

It's a premium service for €29 a month: if the tenant doesn't pay, rent is covered for up to 12 months and €15,000, and our legal team handles unexpected events and disputes, eviction included. You activate it when you choose a tenant with a certified enquiry and it starts with the lease; limits and conditions are in the Terms of service.

Do I have to ask for a security deposit?

No, you choose when you publish. 1) Traditional security deposit: you tell us the amount (usually 2 or 3 months' rent), we show it in the listing, and the tenant pays it to you at signing. 2) Zero Deposit: tenants can move in without paying a deposit: they pay €24.99 a month, you pay nothing. In return, you're protected on unpaid rent and damage up to 3 months' rent, maximum €3,000, and your listing gets the Zero Deposit badge, so it stands out and gets more enquiries. Available with tenants who have a certified request. Subject to requirements, limits and conditions. If you're not sure, remember that for many tenants, finding 2 or 3 months of deposit upfront is the real obstacle to renting.

Are my data and the tenant's safe?

Yes. Data protected and processed in line with the GDPR; you don't see the tenant's documents and they don't see yours: you both only see the outcome of the check.

How much does it cost and when do I pay?

Searching for a home, sending an enquiry and booking visits cost nothing. You book the visit by saving your card, with no charge. You pay €199 only if, after the visit, you and the landlord both confirm. If the landlord backs out, we refund you. It's all included: contract, signature, registration, check-in report and automatic rent payment.

What is the Zero Surprises Guarantee?

You only pay after the confirmation visit, once you've seen in person that the home is as described in the listing and as you expected. If something doesn't match, you don't confirm and you pay nothing.

Is the listing still available?

If you can see it online, yes: when a landlord and a tenant confirm together after the visit, the listing is marked as rented and leaves the portals, and the other enquiries are closed with a message. And the landlord's reply is guaranteed.

What does «Landlord and property verified» mean?

It's the badge on listings where we have checked the landlord's identity and that the property really is theirs: no scams, no wasted time. Look for it before sending an enquiry.

How do I book a visit?

From the listing: send an enquiry and choose one of the time slots proposed by the landlord. To book you save your card, but there's no charge, not even if you can't make it in the end. You see the exact address once the visit is confirmed.

What is the certified enquiry and how do I get it?

You certify your enquiry once, by uploading your documents: we check identity, creditworthiness and income against the rent. It's free, the outcome usually arrives within 24 hours, barring exceptions and is valid for 90 days for all your enquiries, which are highlighted. It isn't compulsory, but you have up to 3 times more chances of finding a home. The landlord doesn't see your documents.

What is Zero Deposit?

It's a premium option on listings with the Zero Deposit badge: instead of paying the deposit you pay €24.99 a month and we provide the guarantee to the landlord. Requires a certified enquiry.

What if the landlord then backs out?

After the confirmation you can't withdraw from the app: write to Support, which checks and decides. If it's the landlord who backs out, the €199 comes back to you by the same payment method within 30 days, after a check, unless the home turns out to be rented to you. If your card is declined at confirmation, you have 48 hours to update it. The full rules are in the Terms of service.
