Costs and invoicing
How much does Freedhome cost and when do I start paying?
Listing your property and receiving certified requests is free, forever. If you go ahead with your first certified request within 30 days of publishing, both services — Tutela Proprietario and Affitto Semplificato — are free: one free slot per listing. Outside those conditions you activate them for a one-off €349 including VAT; with a non-certified request you activate Affitto Semplificato only — contract, filing, HomeCheck, automatic rent collection — because Tutela Proprietario requires certification. Nothing upfront, no fixed fees, no subscription: and we take nothing out of the rent.
Why is everything free for me as a landlord?
Because it's the certified tenant who pays, not you: they cover the protection that shields you (€199 one-off + 5% of the rent) in exchange for zero security deposit and legal protection. No hidden costs: each side can see what the other pays. It's free on the first activation of each listing, with a certified request within 30 days of publishing — and always free with tenants you invite yourself, once they're certified. Outside that you activate the services for a one-off €349; with a non-certified request only Affitto Semplificato remains, cover excluded.
How do I receive the rent?
Straight into your IBAN, in full. The tenant authorises an SDD mandate once; from then on a qualified third-party payment provider debits them every month and credits you the full rent, with a notification and receipt on every collection — Freedhome does not collect on your behalf. Rent of €800: €800 lands in your account, in full and on time. The tenant's debit includes their protection fee: €199 one-off plus 5% of the rent (~€40 a month on rent of €800).
Can I include service charges in the rent?
Yes, it's your choice during onboarding. You can pass them through together with the rent, keep them separate as their own line, or leave them out of the platform entirely. Careful: only charges that pass through with the rent fall under missed-payment cover; those paid outside the platform or directly to the building manager do not.
Are the fees invoiced and tax-deductible?
Yes: we issue an electronic invoice through the Italian Interchange System for the tenant's certification fee and for any one-off €349 services charged to you. The €349 applies whenever you're outside the free conditions: the listing's free slot already used, or more than 30 days since publishing — even with a certified request — and on the non-certified tenant path. Deductibility depends on your tax regime: we recommend checking with your accountant.
How much does certifying tenants cost?
Nothing for you: getting a tenant certified costs you nothing. The platform invites them, and you can nudge them yourself straight from the request. They complete the certification at their own expense: identity (ID document + tax code), creditworthiness (no protested bills, injunctions or other adverse financial records) and net income of ≥ 2× the rent. You receive requests that are already certified, with the badge, without paying a thing.
Are registration tax and stamp duty included?
No. Freedhome prepares and files the RLI form with the Italian Revenue Agency electronically, but registration tax (typically 2% of the annual rent, minimum €67) and stamp duty (€16 every 4 pages of the contract) remain payable by the Parties as required by law. If you opt for the flat-rate tax regime, registration tax is not due.
How long does the service last?
The service lasts as long as the tenancy, for the agreed number of months set at signing. There's no automatic renewal: at the end, if you want to carry on with Freedhome for a new tenancy, you activate a new one in the platform. The listing has a life of its own: it stays published for up to 60 days, then it is archived and removed from FreedHome and the portals automatically, so the shop window only holds properties that are genuinely available. If the property is still free you republish it in a few clicks.
Can I choose which payment provider you use?
No. Freedhome uses a duly authorised qualified third-party payment provider. The one currently in use is named in the platform. We may replace it with another equally qualified provider at any time, with prior notice.
A concrete example: what do I actually receive on €1,200 rent?
With your first certified request within 30 days of publishing: the full €1,200 a month into your IBAN — the tenant pays the fee through their own debit — and it's all €0 for you, Tutela Proprietario and Affitto Semplificato included. Outside those conditions (slot already used, past the 30 days, or a non-certified tenant): still the full €1,200 a month, with a one-off €349 for the services — and with a non-certified request, Affitto Semplificato only, cover excluded. In both cases transaction costs are included: nothing withheld from the rent, no fixed fees, no subscription.
What are Tutela Proprietario and Affitto Semplificato?
They're the two services you switch on when you pick your tenant. Tutela Proprietario covers you: missed payments up to €15,000 (up to 12 months advanced), property damage up to €5,000 against the approved HomeCheck report — with €150 of co-responsibility borne by the tenant — and legal protection handled by our own team. Affitto Semplificato takes the paperwork away: contract, digital signature, filing with the Italian tax office, HomeCheck handover report and automatic rent collection into your IBAN. You can activate Affitto Semplificato in any case; Tutela Proprietario requires a certified request.
How long does it stay free for the landlord?
It's free on the first activation of each listing, if you go ahead with a certified request within 30 days of publishing: one free slot per listing, inside that window. It's the stretch where finding the right tenant suits you both, which is why we keep it generous and limited at once. Outside those conditions — slot already used, or past the 30 days — you activate both services for a one-off €349. With tenants you invite yourself, though, it never expires: they're always free, with no limit on how many or how long, once they're certified.
Protection and cover
What happens if the tenant doesn't pay the rent?
With a certified enquiry, missed-payment cover is active: in the first 30 days we automatically send up to 3 operational reminders. If the tenant doesn't catch up, you report the arrears in the platform and we coordinate the amicable stage plus eviction or injunction. We advance you up to 12 months' rent or €15,000 in total (whichever is lower). Available after 3 months from the start date, one activation per contract. Recovery is on us.
What does Damage cover include and how much is it worth?
With a certified enquiry: up to €5,000 in total to repair damage attributable to the tenant, validated by comparing the photos in the report with the HomeCheck approved at the start. Nothing payable by you; €150 of co-responsibility that we charge directly to the tenant for each validated instance of damage. Available after 3 months from the start date, one activation per contract.
Can I skip asking the tenant for a security deposit?
Yes: with a certified enquiry you can waive the traditional deposit and rely on Damage cover (up to €5,000). That's how the model works: the certified tenant moves in with no deposit, and you stay protected. A tenant with no deposit to put down contacts you sooner — you close the tenancy faster.
What is NOT covered?
Damage caused by pets, normal wear and tear, damage to items not documented in the handover HomeCheck, unauthorised subletting, undeclared connected parties (relatives, cohabitants, business partners), an unregistered rental contract, amounts handled outside the platform, force majeure events, false declarations. Is legal support free?
With a certified enquiry, yes. You're entitled to 3 legal briefings on tenancy law and 1 coordination with a partner lawyer in cases of established arrears (available after the first 3 months' rent have been paid on time). The lawyer's fees are entirely on Freedhome: for you the service is free.
How is the value of damage calculated?
Using a depreciation table based on the age of the item: 80% of the original price if new/under 6 months, 70% up to 1 year, 60% up to 2 years, 50% up to 3 years, 40% up to 4 years, 30% up to 5 years, 20% up to 6 years, 10% beyond 6 years (minimum residual value). Example: a TV bought 4 years ago for €800 → current value €320 (40%).
What documents do I need for the items I want to include in Damage cover?
For items with an estimated value above €50 you need a commercial document uploaded to the handover HomeCheck: an invoice, a receipt, an email order confirmation from a marketplace (Amazon, IKEA, MediaWorld or equivalent), or a self-declaration under arts. 46-47 of Italian D.P.R. 445/2000 with proof of price. Without it, the item isn't covered even if it really is damaged.
How many quotes are needed to repair damage?
Up to €300 of estimated value, 1 quote from a VAT-registered firm or tradesperson is enough. Above €300 you need 2 independent quotes from separate firms: Freedhome reimburses the lower of the two. We always pay the firm doing the work directly, never you in cash or by personal transfer.
Listing and enquiries
Which portals is my listing published on?
Immobiliare.it, Idealista, Subito, Casa.it and the other main ones. Freedhome acts as a technical publishing tool in your name and on your behalf: you remain the sole owner of, and responsible for, the listing.
Is FreedHome an estate agency?
No. We don't act as intermediaries under Italian Law 39/1989: you publish, and tenants' requests reach you directly in the platform, message included — you can always read them. Replying in chat takes a certified request, or you activating the practice. Freedhome acts as a technical publishing tool in your name and on your behalf, certifies tenants and orchestrates the contract, payments and cover. That's why there are no commissions.
What is tenant certification?
The tenant certifies their identity, income and reliability before sending you a request, and they have 7 days to do it. Certified requests carry the badge, appear first and unlock the chat. With your first certified request within 30 days of publishing you go ahead at €0, with Tutela Proprietario active: one free slot per listing. Outside those conditions you go ahead for a one-off €349. Receiving them costs you nothing either way.
Who chooses the tenant?
Always and only you. Certification is a technical, supporting part of the service: it is not a recommendation, advice, or a guarantee of the solvency or suitability of whoever sends the enquiry. The final decision is entirely your responsibility.
What exactly does certification check?
Three things: identity (ID document upload + tax code), creditworthiness through a Credit Bureau (no protested bills, injunctions or adverse financial records), and net monthly income of ≥ 2× the rent, documented with a payslip, tax certificate, tax return or equivalent. The outcome is the certification badge you see on the enquiry.
Can I also list the same property outside Freedhome?
Yes: you remain the sole owner of the listing. However, enquiries that come in outside the platform will still have to go through the Freedhome Contract to activate automatic rent collection and cover. Managing the service is exclusive: amounts collected outside the platform don't fall under missed-payment cover.
I've already found a tenant: how do I bring them onto Freedhome?
Use Invite a tenant: you send them the invitation and have them get certified. If they certify, it's always free for you — no limit on how many or how long, and it doesn't use up the listing's free slot — with Tutela Proprietario and Affitto Semplificato active. If they'd rather not certify you can still go ahead for a one-off €349, with the digital services of Affitto Semplificato only (contract, filing, HomeCheck, automatic rent collection): Tutela Proprietario requires certification.
What happens to my listing after 60 days?
After 60 days from publishing, the listing is archived automatically and removed from FreedHome and the portals. It keeps the shop window alive: people looking for a home only find properties that are genuinely available, and your listing doesn't grow stale at the bottom of the lists. If the property is still free you republish it in a few clicks from the dashboard, with the details already filled in.
Do the tenants I invite pay anything? And do I?
For you they're always free, once they're certified: no limit on how many, no limit on how long, and they don't use up the listing's free slot. If the tenant certifies, they pay the protection fee like any other certified tenant — €199 one-off + 5% of the rent, charged from the first month's rent — in exchange for zero deposit and zero agency. If they'd rather not certify you can still go ahead for a one-off €349, with the digital services of Affitto Semplificato only.
Contract and signature
Which contract types do you support?
Open-market 4+4 (Italian Law 431/98 art. 2 §1), rent-controlled 3+2 (art. 2 §3), short-term up to 18 months (art. 5 §1) and university students from 6 to 36 months (art. 5 §2). eIDAS advanced electronic signature, with filing at the Italian Revenue Agency via the electronic RLI form included in the service.
Do I need a guarantor?
No, it isn't compulsory. If the tenant adds one, the income and credit certification is run on the Guarantor instead of the Tenant. The Guarantor can be a relative of the tenant (that's the usual practice), but cannot be a relative of yours or live with you: we check this to avoid conflicts of interest.
What legal weight does the eIDAS electronic signature you use carry?
It's an advanced electronic signature issued by a qualified trust service provider (QTSP) under EU Reg. 910/2014, legally equivalent to a handwritten signature and enforceable in court. The signed contract is stored in PDF/A format with a qualified timestamp: no paper, no appointments, full evidentiary value.
Can I update the rent (inflation index) during the tenancy?
Yes, but not on your own. A change to the Agreed Monthly Amount (e.g. inflation adjustment, reallocation of service charges) is requested from Support in chat, backed by documentation, and takes effect on subsequent cycles only after the tenant explicitly accepts. Without that procedure, the automatic debit continues at the original amount.
Handover and HomeCheck
What is HomeCheck and when do I need it?
HomeCheck is the digital photographic report of the state of the home at check-in, stored with a qualified timestamp as firm evidence. With a certified enquiry it's the condition for activating Damage cover: the photos must be uploaded and approved by the tenant by the check-in date. It's always recommended anyway, as protection for both sides.
Can I change the HomeCheck photos after uploading them?
Yes, freely, until the tenant has approved them. No re-upload limit: you can replace, add or update them as many times as you like. Once approved they become the official handover baseline and can no longer be changed — any damage reports will be compared against that baseline.
What happens if the tenant doesn't approve the HomeCheck by check-in?
Damage cover doesn't activate for the entire term of the contract, with no way to fix it later. Missed-payment cover and legal assistance remain fully active.
Notice and ending the tenancy
Can I cancel at any time?
Yes, at any time by writing to Support in chat. No lock-in, no penalty: the tenant's certification fee applies only to rent actually collected. Cover cases already opened still run to their conclusion under the terms of the Contract.
What happens if I sell the property during the tenancy?
You cancel the Freedhome service through Support in chat. The rental contract passes to the new owner under the ordinary rules (art. 1599 of the Italian Civil Code): the tenant stays in the home, only the IBAN receiving the rent changes. If the new owner also wants to use Freedhome, they activate a new service in the platform.
What happens to the service if the Landlord passes away?
Heirs or successors can cancel the service through the same Support channels in the platform, presenting suitable documentation (deed of notoriety, declaration of succession). Cover ends on the cancellation date; cases already opened are run to their conclusion under the terms of the Contract.
Why can't I message a non-certified candidate?
Because the chat opens once there's something verified on both sides. You see and read every non-certified request, message included: replying takes the tenant completing their profile, or you activating the practice (paying for it, if you're outside the free conditions). It isn't a wall: from the request you can send them a nudge to get certified, we deliver it for you, and the moment they certify the chat unlocks by itself. It's there so you don't lose time on people who have no intention of going through with it.
Account, privacy and legal
Who can register on Freedhome as a Landlord?
Adults with the full legal capacity required to enter into binding contracts. Legal entities (companies, organisations) may use the platform only through a legal representative or attorney with suitable powers.
Can I register as a company or with a VAT number?
Yes. When registering you provide the company name, the VAT/tax number, the legal representative's details and their powers of representation. Fees are invoiced through the Italian Interchange System using the recipient code or certified email address you enter in the platform.
How long do you keep my personal data?
For ten years after the relationship ends, based on the ordinary limitation period under art. 2946 of the Italian Civil Code and the applicable tax and anti-money-laundering obligations. How do I contact the DPO about privacy matters?
At dpo@freedhome.it. Use it for GDPR requests — access to your data, rectification, erasure, objection, portability — and for any matter concerning the processing of personal data under EU Regulation 2016/679.
Which court has jurisdiction in the event of a dispute?
Mediation under Italian Legislative Decree 28/2010 must be attempted first. Failing agreement: the Court of Milan has exclusive jurisdiction, except for the Consumer's court where applicable under art. 66-bis of the Italian Consumer Code (Legislative Decree 206/2005).
Does what I write in chat with the tenant have legal value?
Yes. Conversations and interactions in the platform chat are stored with a qualified timestamp and an immutable history by an eIDAS qualified trust service provider (QTSP). They have evidentiary value under arts. 2702-2712 of the Italian Civil Code and can be produced in court.
